Interior

  • Professional cleaning

  • HVAC system in good operating condition, with a new filter installed; supply air filter size and 3 new filters to tenants

  • All mechanical elements (HVAC, plumbing, electrical systems, kitchen appliances, laundry appliances, sump pumps, water softeners, sprinkler systems, swamp coolers, gas fireplaces, water filtration systems, etc.) in working order, with records of last clean-out and inspection for septic systems

  • Fresh, clean caulking in the kitchen and bathrooms, free of mildew

  • Proper functioning of doors, locks, and electronic lock replacement with reliable mechanical locks

  • Windows that open, close, and lock properly; installation of all window screens in good condition

  • Proper functioning of ceiling fans, including remote control operation

  • Functional window coverings (opening and closing properly), with vertical or mini-blinds for all windows.

  • Painted wall surfaces in good condition, free of nail holes, scuffs, mismatched touch-ups, and/or scratches

  • Professionally steam-cleaned or replaced carpeting if heavily stained

  • Electrical outlets, switches, and light fixtures/ceiling fans in working order

  • All light bulbs functional and matching

  • Carbon monoxide detectors installed per National Fire Protection Association Standards (only wall-mounted, no plug-in units)

  • Smoke detectors installed per National Fire Protection Association Standards; tested, inspected, and certified by a certified inspector

  • No personal property or items in the unit.

  • Fire extinguisher with a valid expiration date

Exterior

  • Lawn cut and trimmed, with fresh and clean landscaping

  • Doors that open and close smoothly, with doorstops installed on all doors

  • Safety railings secured

  • Exterior window wells with covers

  • Gas or wood-burning fireplace(s) clean and with fireplace screen or heat-proof glass doors installed; non-operational fireplaces permanently sealed with aesthetically pleasing material

  • Gutters free of debris and properly secured; installation of downspouts recommended to prevent water intrusion

  • Garage doors in working order, with all remote controls operating

  • Treatment of carpets for fleas and ticks if pets are present

  • Notification of any existing pest control agreements, including company name and whether the service will continue

  • Termination of utilities the day after tenants move in to avoid reinstallation charges; contact your utility company to obtain a landlord authorization form and submit it

  • Contact your hazard insurance policy as a new landlord to discuss coverage options and list Optimum Property Management as a limited liability 3rd party under your policy

  • Provision of 3 sets of front door keys, with all available remotes, fobs, 1 mailbox key, 1 shed or storage room key

  • Trimming of overgrown tree branches, especially over the roof line
